Where I'm from

Raised by people who build things.

I grew up in Chatsworth and West Hills, in a family of builders and hands-on tradespeople, with a stretch in San Diego along the way. Long before I held a license, I was around people who understood a house the way builders do — not as a listing, but as the thing a family stands on.

That's a different starting point than most agents have. When I walk a property I'm not only seeing comps and condition. I'm seeing what's behind the drywall, what the permit history implies, what the lot could carry, and what it would actually cost to get there.

Then there was the drive that settled everything: the 118, over the Santa Susana Pass. I looked — really looked — at what my money actually bought on each side of it. Then I moved to Simi Valley. Not because it was fashionable. Because the evidence said so. And I decided every family I work for deserves that same drive: the same honest math I ran on my own life.

What I practice

Most agents learn one trade. I couldn't accept that.

The trade most agents learn is the sale. I learned four, because each one changed what I could see in a house — and each one points at the others. Prop 19 is a family question. An ADU is a tax question. A renovation is a data question. Somebody has to hold the whole picture.

Discipline 01

Tax strategy

1031 exchanges, Proposition 19 transfers, capital-gains exclusions, depreciation, cost segregation, and step-up in basis.

What it does for you: the difference between a sale that hands a chunk of your equity to the tax code and one that keeps it inside the family. Most of that difference is decided before the property ever hits the market.
Discipline 02

Real estate

Pricing, negotiation, timing, and market strategy that protect equity on both sides of the table.

What it does for you: a pricing argument that survives scrutiny instead of a number that sounds nice, and a negotiating position built on what the evidence actually supports.

Construction

ADUs, value-add renovations, and a builder's read on what a property can become — not just what it is today.

I call myself a Generational Wealth Realtor because that's the actual job. I'm an agent of families — my work is generational wealth preservation and creation, helping you acquire, structure, and hold property so it strengthens your family for decades, not just closes in thirty days.

That's why I talk about normalizing the family compound: families living near each other, pooling capital, keeping equity inside the family instead of handing it away one closing at a time. The modern American dream quietly sold us on isolation — everyone in their own house, on their own mortgage, scattered across cities, so every generation starts over from zero. It is the most expensive way a family has ever been asked to live.

It was not always like this. Family compounds — parents, children, and cousins on shared or adjacent land — are how most of the world has always built stability. Pooled resources, shared childcare and eldercare, and land that passes down instead of being sold off to a stranger. Done right, it is the single most resilient, tax-aware, and durable way for a normal family to build real wealth.

The real work: who contributes, how you finance it together, the right property type, and a living trust that documents who gets what before anyone has to guess. I coordinate the real estate side with your estate attorney and CPA — I don't pretend to replace them.

Buy the property, add units or ADUs over time, and hold it in the right structure — so the asset keeps compounding and passes down instead of being sold off at the first transition.

A page like this is supposed to argue that I’m right for everyone. I’m not, and pretending otherwise would undercut the one thing I actually sell. Here is where I’d tell you honestly to hire someone else.

You want the highest listing price, full stop

Some agents win listings by naming the biggest number in the room. I’ll bring you a pricing argument built on what the evidence supports, and if that number is lower than what you heard elsewhere, I’ll show you exactly why. If you want the flattering number instead of the defensible one, you’ll be happier with someone else — and I’d rather say that now than after sixty days of no offers.

You need it sold in two weeks at top dollar

Speed and price are a trade, not a package. I can help you move fast, and I can help you maximize what you net, but anyone promising both at once is selling optimism. If your timeline is genuinely immovable, I’ll tell you what that costs before you list, not after.

You want to hand it off entirely

Plenty of my work is ordinary buying and selling I can carry for you. But the family-planning side — a compound, a multigenerational purchase, a trust conversation — needs your family in the room. If you want a decision made for you rather than with you, that’s a different service than the one I’m good at.

You’re shopping purely on commission rate

Commissions are negotiable and always have been, and I’ll talk about mine plainly the moment you ask. But if the lowest rate is the only variable that matters to you, a discount or flat-fee brokerage is genuinely the right tool, and I’ll say so. What I offer costs what it costs because of the hours behind it.

You need legal or tax advice, not real estate advice

I read tax code closely enough to spot the question and coordinate the plan. I am not an attorney or a CPA, and I won’t play one. If what you need is a trust drafted or a return structured, you need those professionals — and I’ll work alongside them rather than around them.

You’re outside the areas I actually know

I know the West San Fernando Valley street by street. Outside it, I’d be a competent generalist rather than a specialist, and you deserve the specialist. I’m happy to refer you to one and stay out of the way.

What makes you different from other Realtors?

Do I have to give you my email to read your guides?

What is a "family compound," exactly?

Two or more generations of one family living on shared or adjacent property they own together — adjacent lots, a main home with ADUs, a duplex, or a large-lot estate. Structured so grandparents, parents, and kids live close without living on top of each other, and held so the land passes down instead of being sold off. The next generation inherits a launchpad instead of a fresh thirty-year mortgage.

Do you only work with families planning compounds?

No. Most of my work is ordinary buying and selling done carefully. The compound is where the thinking leads if a family wants it — it's not a prerequisite for working together. If you want to buy one house and live in it for forty years, that's a generational wealth strategy too, and I'll treat it like one.

Are you a tax advisor or an attorney?

No, and I don't pretend to be. Everything I publish is educational, not legal, tax, financial, or lending advice. What I do is hold the real estate side of the plan and coordinate with your estate attorney and CPA so the pieces line up instead of contradicting each other.

What does it cost to talk to you?

Nothing. Read the library first — that's what it's there for. If one honest conversation would help after that, ask for it. Agency representation only begins under a written agreement with the brokerage, and we'd cover exactly what that means before anyone signs anything.

Would you actually tell me to hire a different agent?

Yes, and I've written down exactly when. If you want the highest listing price rather than the most defensible one, if your timeline is immovable and you also want top dollar, if you're shopping purely on commission rate, or if you're buying outside the West Valley where I'd be a generalist instead of a specialist — someone else is the better fit, and I'd rather say so early than take the listing and disappoint you later.
